·        You decide what purchase price you are willing to bid.

·        Motivated seller

·        NYS Title insurance will insure property at closing.

·        Buyer’s premium: The portion of commission paid by the buyer. It is usually a percentage of the bid price.

·        Preview of property is conducted prior to auction. All perspective buyers are highly recommended to get a professional to inspect the property before the auction. PROPERTY SOLD “AS IS WHERE IS.”

·        Paying – within 48 hours after auction your deposit equal to 10% of the final purchase price is due.  

All auctions are "LIVE". The auctioneer’s chant is the rhythmic talk that orchestrates the sale of the property. After the opening bid, the auctioneer will ask for a higher bid. EXAMPLE: "I have $110,000. Who will bid $120,000., I have $120,000. Who will bid $130,000., until the bidding process stops. The bidding process only last minutes so be prepared to bid by raising the bidding card. Make your interest known. You don’t want to miss out on a great opportunity.
